Over the past few years, Tokyo's residential property market has attracted significant attention from both domestic and international buyers. Rising property values, a weaker yen and continued redevelopment across the city have created opportunities for many property owners.

However, not every property is selling quickly, and not every seller is achieving record prices.

Today's market is becoming more selective. Buyers are willing to pay a premium for well-priced, desirable properties, while overpriced or less competitive homes often remain on the market much longer than expected.

Which Properties Are Selling Fastest?

While every property is unique, several characteristics consistently attract the strongest buyer interest.

Prime Locations

Properties in established neighbourhoods with excellent transport links continue to perform well. Areas such as Azabu, Aoyama, Omotesando, Hiroo, Ebisu, Daikanyama, Bancho and parts of Chuo Ward remain highly desirable due to their convenience, lifestyle and long-term value.

Good Building Management

Even if an apartment itself is attractive, buyers will often review the building's long-term maintenance plan, reserve fund and management quality before making an offer. A well-managed building provides reassurance that the property will be properly maintained over time.

Functional Floor Plans

Bright living spaces, efficient layouts, good storage and practical room sizes continue to appeal to a broad range of buyers.

Features such as corner units, higher floors, attractive views and south-facing balconies can also make a significant difference.

Realistic Pricing

One of the biggest factors influencing how quickly a property sells is simply the asking price.

Properties priced in line with current market conditions often generate strong interest shortly after being listed. On the other hand, properties priced well above market value may sit unsold, eventually requiring price reductions that can weaken buyer confidence.

How Has Foreign Buyer Demand Changed?

International interest in Tokyo real estate remains strong. Foreign buyers continue to see Tokyo as an attractive city thanks to its stable economy, excellent infrastructure, relatively low crime rate and strong legal protections for property ownership.

The weaker yen has also made Japanese real estate more affordable for many overseas purchasers in recent years.

However, foreign buyers are not all looking for the same type of property.

In my experience, many overseas buyers are not simply looking for an investment property. They genuinely enjoy spending time in Japan and are looking for a home they can use themselves, whether as a second residence, a future retirement home, or a base while living and working in Tokyo. At the same time, they tend to research the market carefully and expect clear information about the property, building, costs, and purchasing process.

Is Now a Good Time to Sell?

This is one of the questions I hear most often.

The answer depends on your individual circumstances, but for many owners, today's market presents a favorable opportunity.

Property prices in many parts of Tokyo remain historically high, while demand continues to exceed supply for desirable homes.

If your property has appreciated significantly over the past several years, selling now could allow you to realize those gains while buyer demand remains healthy.

However, timing the market perfectly is nearly impossible.

Rather than trying to predict whether prices will rise or fall next year, it's often more useful to ask:

  • Does selling now help achieve my financial goals?

  • Am I planning to upgrade, downsize or relocate?

  • Is the property still meeting my needs?

  • Would I benefit from reinvesting the proceeds elsewhere?

For some owners, selling today makes perfect sense. For others, holding the property may still be the better long-term decision.

Although headlines often describe Tokyo as a strong property market, success depends on much more than overall market conditions.
